Calcasieu Parish Planning and Zoning Board

Summary: The board approved an exception and two variances and rezoned property for industrial development. 

Notes:

The Scene

This meeting occurred at 1015 Pithon Street in the Calcasieu Parish Government Building, on the first floor in the Calcasieu Parish Police Jury meeting room. There were a few members of the public present. Board President Kirk Smith reviewed policies and rules of procedure and stated that the Calcasieu Parish government channel records meetings and is available to view on Wednesdays and Thursdays following the meeting. The Parish also live streams the meetings on Calcasieu Parish Police Jury’s Facebook page. Roll was called, and most members were present. Mr. Jake Porche was absent for the roll call but was later present.

Goals 

This Board is appointed by and provides recommendations to the Calcasieu Parish Police Jury.

Policies
The minutes from the April 18 meeting were approved. 

Variances

901 Helms Road in Ward Three – This is a variance request to allow a decrease in the side yard setback requirement for an accessory building. The applicant is Mark Perkins, and the property is in District 7, in south Lake Charles. Mr. Landry is the police juror for that area. The motion passed without further discussion.


Exceptions

8300 Block of Lake Street in Ward Three  – This is an exception request to allow a ten-year extension to an existing borrow pit. The applicant is Hypolite Coulee Properties, LLC, and the property is in District 8. Mr. Brame is the police juror for that area. The motion passed.

693 Bozo Road in Ward One – This is a request to allow a manufactured home. The applicant is Joshua McGee et al. This property is in Moss Bluff, District 1, and Mr. Ashton Richard is the police juror for that district. In 2020 the applicant’s home was damaged due to Hurricane Laura, and they were given a FEMA trailer. They have since placed a new manufactured home on the property. 

A petition opposed to the allowance was presented with three signatures. The motion passed without public comment.

Rezoning

6117 Tom Hebert Road in Ward Three – This is a rezoning application to change from Single Family Residential (R-1) to Light Industrial (I-1) to allow industrial development (contractor’s office, shop, storage yard, and auto rentals – dump truck, equipment, and limousine service). The applicant is Eric Trahan et ux. They own a dump truck service and limousine service. Two acres of land will be used as a storage yard. The property is in District 7, and Mr. Landry is the police juror.

The board had no other questions, and the applicant had nothing to add, so the motion passed.

Outcomes

The next Calcasieu Parish Planning and Zoning Board meeting will be held Tuesday, June 20, 2023.
